Architectural and Interior Design and Supervision Professional Fees. In accordance with the Standards Laid down by the Council of Architecture based on the Scope of Professional Architectural Services to be rendered on each of the Projects as a thumb rule and as negotiated or agreed upon in writing, mutually prior to starting any work as per the norms Stated in details and as per The Architects Act 1972.

1. For works costing up to Rs. 1400 M the professional fees may be negotiable between the Architect and the Client.
2. When an Architect is engaged to undertake Comprehensive Architectural Services in respect of buildings/ Site Development and/ or Landscape Architectural Services as a follow up of an Urban Design/ Urban Renewal Scheme, his professional fee for Comprehensive Architectural Services/ Landscape Architectural Services shall be reduced by 20%.
3. The current value of M is 1000.

SCOPE OF SERVICES:
Services rendered in the following 6 phases:
Phase I: PLANNING
Preliminary Client – Designer Conferences held to establish design and function criteria, design program and development of schematic floor plans, Designer – Architect Consultations to establish a clear basis for the scope and performance of Interior Design.
Phase II: CONCEPT
Presentation of elevations/ perspectives of each area with preliminary drawings, layouts, specifications, color schemes and furniture which identify the basic concept of the Interior Design, incorporating required electrical-electronic-mechanical facilities and coordinating the supporting areas.
Phase III: WORKING DRAWINGS & SPECIFICATIONS
Submission of final working drawings and specifications developed in such a form as to enable the client to prepare the documents for tender. The drawing indicating location of lighting, telephone and electrical lighting points necessary for the efficient operation of the project. Charts and lists describing the materials and furnishings required for project as a basis for purchasing and installation.
List of drawings and table of contents written specifications to supplement drawings. Drawings and sketches suitable for tendering charts indicating color and samples.
Phase IV: TENDERING
Assisting the client in evaluating all tenders and quotations recommended in connection with the specifications recommended and drawings connected with the Interior Design, in conjunction with the Quantity Surveyor and the Architect. Reviewing samples, prototypes, mock-ups, models, etc., to confirm that these conform to specifications, drawings, functional, cost and comfort requirements.
Phase V: SUPERVISION AND INSTALLATION
Supervisory visits to the site and where required to the works of the contractors, at reasonable intervals concurrent with the progress of work.
Nomination of artists for execution of special features such as mosaic, sculpture, mural work, engraved glass and paintings, etc.
